Warren was quick to respond via email. The process was moving forward quickly until it was time to order the appraisal. The appraisal was $540.00 for a less than 1,000 sq feet home. I thought that was a bit strange, however, I proceeded. The problem came when I reached out to the tenant to gain access to the property so the appraiser can come into the home. My tenant did not want anyone to enter the home due to the COVID-19 pandemic. Her concerns were serious, therefore, I told her I will hold off until things die down. I discussed with Warren about my tenants concern, and I told him I will contact him in two weeks to see if things get better. After the two weeks passed, I tried to call him. He never answered. Unfortunately, I was never able to get Warren on the phone. He only responded through email. Anyway, when I tried to order the appraisal, it changed from $540 to $700. I told Warren that it changed and he asked the appaisal company why. The company never gave any real answers. I asked warren if he can find an appraisal company that’s more reasonable he said they are the “only” company that he works with, and told me to contact them myself. After I called the appraisal company, I tried to call Warren to tell him what they said. I called Warren 3 times and never received an answer. Minutes later, Warren message me via email and told me he was too busy and did not want to do the deal anymore. I told him I agree and will share my experience working with him, and he threatened to sue. Attached below are call logs, and emails from myself and Warren. I have worked with better mortgage brokers in the past who displayed eagerness and hospitality. Work with him at your own discretion.

Honestly, the best private lender out there for investors. Great terms, and most importantly, they close quickly!

Way better than Corevest, LH, etc. These guys don’t change their terms last minute like a lot of these other big guys. We’ve closed several deals with them and will continue to do so. Certainty of execution and great terms!
